Inside, enjoy 1,200 square feet of bright, comfortable living space designed for easy summer living. After a day exploring Kingston’s restaurants and waterfront, hiking nearby trails, swimming in local lakes, or kayaking the Rondout Creek, unwind with a movie night, grill dinner on the patio, or gather around the fire pit under the stars. The home was renovated by the builder behind notable NYC restaurant spaces and sits below our restored 1701 Dutch Colonial farmhouse (rented occasionally). The compact but well-equipped kitchenette includes an induction cooktop, dishwasher, retro refrigerator, coffee pot, French press, cookware, and pantry basics—perfect for light summer meals and morning coffee before heading out for the day. The upstairs bedroom features tall windows, a rustic dining table, and a cozy sleeping area filled with natural light. The lower-level bedroom opens directly to a private stone patio and garden with a grill and fire pit—ideal for summer evenings outdoors. A full bath upstairs, half bath downstairs, dedicated workspace, high-speed internet, washer/dryer, and on-site generator make extended stays seamless. Set on a quiet cul-de-sac with seven private acres of lawns, woods, and a small lake, the property offers true seclusion—while still being just minutes to Kingston, Rosendale, Woodstock, and the Ashokan Reservoir. Spend your days hiking, biking, swimming, browsing local shops, visiting farm stands, or lounging by the pool before heading into town for dinner. This is a cozy, quirky country retreat—not a hotel—designed for guests who appreciate nature, privacy, and the simple luxury of summer in the Hudson Valley. Other Details to Note

This is NOT a hotel. We do not have hotel amenities. It's a really nice home in the country and like any home it comes with some quirks. Please set your expectations accordingly. We cannot control the weather or stress of travel. We have had a rash of guests in the past 2 years with sky high expectations for a place that doesn't cost too much money. If you are expecting a 5 star hotel, this is NOT the place, and we encourage you to look elsewhere for the hotel experience. . We have well water which is safe to drink. The water is filtered in 3 stages, treated for sulphur smell and softened, but it WILL taste different to municipal water. Although on 7 acres of land, the house is partly visible from the road and the neighbor's house, particularly during the winter months when the trees are bare. It is however very private. We have neighbors: Please park in the parking lot on the left just before the space and not on the driveway as it's the parking for the stone house next door. We have WIFI, Roku steaming and a tv with dvd's but no cable TV service. Eat-in Kitchen is very functional with good cooking facilities; counter induction stove, fridge/freezer, dishwasher, toaster and coffee drip & plunge pot. We would not describe it as chef’s dream kitchen but it works very well for the majority of guests and for ourselves when we stay there. Please be aware that we also have workmen attending to the lawns, pool and surroundings as necessary, from time to time, and cannot predict when they will arrive exactly. They are trusted hands and you will have nothing to fear. We do our best to inform the tenants of their arrival however. Horror movie tropes! You will be staying in the country and it is PITCH BLACK at night which can be very discombobulating for some city and suburban folks. Please be aware there are all kinds of creatures that go bump in the night (and day) , but the likely hood of roaming & deranged axemen is very, very slim.

There are so many things to do and see in the surrounding towns including amazing hiking trails, swimming holes, farms & farmer's markets, apple picking, vintage stores, barn sales, restaurants and cafes. We’re fairly much equidistant from the towns of Kingston, Stone Ridge, Rosendale and High Falls.

Guest Access

Sole use of the cottage, the private back yard and stone deck area, fire pit and coal fired bbq so you can relax under a canopy of trees in total privacy. 7 acres of mixed woodlands SHARED heated salt water pool access during pool season from mid MAY until late September (weather dependent.) We own the stone house next door ( set a good distance away) which we also rent with pool access. The cottage is set on a cul de sac and is very, very private and quiet. Access to washer/dryer located in garage. Generator on site incase of power outages.

Two of my friends and I decided to go to Kingston for a weekend to relax and wind down. Jasmine and Amanda’s property is so so beautiful - I personally love art and paintings and interested in spaces designed and decorated intentionally with warm colours and aesthetics. The surroundings were extremely peaceful - loved walking around and listening to bird sounds. Also got some good recommendations from the hosts and overall had an amazing time at the Bnb.

This is a charming cottage for a Hudson Valley getaway, and the hosts were very communicative and responsive. Everything was as described. Didn’t cook but kitchen seemed well equipped. A cozy spot and near various trails and small towns. Always nice to eat at Ollie’s Pizza and to run on the WVRT (recommend the section around Williams Lake).

A lovely Airbnb—simple, comfortable, and perfectly located. It’s compact, but in a cozy, well-designed way. The beds are soft and comfortable, and it’s a great spot for some peace and quiet or a remote work escape.

We loved this cute carriage house apartment! Very peaceful and quiet but not a far drive from several cute towns. Very responsive host when we had an issue late at night and offered accommodations for the issue. Comfy beds and cool kitchen (has dishwasher, blender, many spices, great coffee with several French press and drip options, induction stove, toaster, but fyi no microwave). Styled so amazingly - vintage and chic!

Best to take a car up to the house with free parking on the premises. GPS is highly recommended! Some guests have gotten the bus to kingston or rosendale and used taxi services which are available locally.
